Advertising
Properties are advertised pro-actively. We won’t sit in the office waiting for the phone to ring! We advertise on Rightmove as well as our own website and in local press to gain maximum exposure for your property.
We use SMS alongside telephone and email to make sure that all prospective applicants get every opportunity to see your property first.
Our distinctive boards and prominent High Street window displays will also make sure that nobody misses the opportunity to see your property. Add this to flexible viewing times outside of office hours and you can see that we will go the extra mile to acquire and retain your business.
Tenant Selection and Management
All potential tenants are carefully referenced to ensure that you, the Landlord, get the best possible people living in your property. We believe in being thorough at this early stage so that we protect you and your investment from any potential problems further down the line.
We will carry out a detailed inventory of the property prior to check in and use this to check for defects at the end of the tenancy.
All properties are inspected quarterly and reported back to you for your observation and comments.
We have a dedicated team of tradesmen on hand to look after your maintenance needs and we will liaise directly with them to ensure that all work is conducted quickly, effectively and at the best possible price.
Rent Guarantee
In this economic climate, it is more important than ever to protect your income. Most landlords have now realised that letting a property without a rent guarantee policy is like driving a car without insurance. Some letting agents offer rent guarantee policies free of charge, but there is often an excess or other exclusions. We can also offer buildings and contents insurance to ensure that you comply with all of the necessary regulations placed upon a Landlord.
We believe in earning our money through hard work, not bank interest on your rent. That’s why rent payments are transferred to you the same day that we receive them, so you don’t have to wait for your money!
They also offer a redress scheme if a mistake was to occur. To become licensed the agent must pass an in depth exam covering all aspects of the letting market and the law that surrounds it.
Ensure you understand what you are signing.
Never be pressured into signing a lengthy sole agency agreement. They benefit no one but the letting agent. If an agent offers you a discount fee in return for giving them exclusivity, a 2 week notice period to change this is more than reasonable.
By law, if you instruct an agent to market your property anywhere other than their business premises, you have the right to change your mind within 7 days. Most of the time you would want the contract to commences immediately and landlords often waive their right for the property to be marketed straight away. There is nothing wrong with that as long as you are making an informed decision and know your rights.
Look at the bigger picture.
Many landlords ask agents about the percentage rate, but often ignore the hidden cost of letting their property. It can be misleading to only compare the percentage quoted by the agent, without enquiring about other charges such as administration fees, contract fees etc.
Every agency works differently and may offer you a very low percentage, but impose high administration charges or even charge the tenant fees as well as the landlord. Consider expected income and all costs before making your decision.
